		<description>Hi Paul!  I’m not sure exactly what you are considering “mixed use”, but from a FHA stand point the following would be ineligible for 203k financing:

Ineligible Properties:
- Manufactured Housing
- Homes that have never been completed
- Homes that have been completely demolished, including the foundation
- Commercial enterprises
- Boarding houses, hotels, motels, and tourist homes
- Private clubs
- Fraternity and sorority houses
- Cooperatives

We usually see “mixed use” as it relates to a borrower running a small business from the home such as a day care, small beauty shop, etc.</description>
